Cost Segregation

FOR OWNERS OF COMMERCIAL OR RENTAL PROPERTY

Standard rules depreciate a building over 39 years. An engineering-based study separates faster-wearing components — flooring, electrical, paving — into 5-, 7-, or 15-year classes, and 100% bonus depreciation generally lets those be deducted in full in year one.

Example: if 25% of a $1 million building qualifies, that’s roughly a $250,000 deduction this year instead of over four decades.

Worth reviewing for property at $500,000+. Past purchases may qualify for a catch-up deduction — no amended returns required.

R&D Tax Credits

FOR BUSINESSES THAT BUILD, IMPROVE, OR PROBLEM-SOLVE

A dollar-for-dollar reduction in the tax you owe — not just a deduction — for improving products or processes through trial and error, prototyping, testing, or custom problem-solving. Common in the trades and manufacturing, and the work counts even when it failed.

What counts: staff wages for qualifying work, supplies used in prototypes and testing, and a portion of outside contractor fees.

Newer business? Qualifying small businesses can apply up to $500,000 per year against payroll taxes — before they’re profitable.

Own property and solve problems? Many businesses qualify for both.
